Miguel J. Gutierrez is a seasoned real estate executive and advisor with over 30 years of experience in acquisitions, asset management, finance, and operations. As Founder of HOMAJ Real Estate Advisors, he provides strategic guidance to investors, operators, family offices, and proptech companies seeking to optimize performance, scale portfolios, and unlock long-term value.
Prior to launching HOMAJ, Miguel spent nearly a decade as Chief Operating Officer of CAPREIT, where he oversaw a national portfolio of 12,000–19,000+ multifamily units across conventional, affordable, and senior housing communities. Under his leadership, CAPREIT consistently outperformed industry benchmarks, achieving best-in-class operational results through disciplined asset management, technology adoption, and team development.
Earlier in his career, Miguel was instrumental in pioneering the single-family rental (SFR) sector. While at Fannie Mae, he led the creation of the nation’s first large-scale SFR platform—over 25,000 homes—through the REO Rental™ and Deed-for-Lease™ initiatives. Later, he worked with Starwood Capital Group to stabilize and integrate a 5,500-home SFR and non-performing loan portfolio during the merger of Starwood and Waypoint Homes, helping lay the foundation for one of the industry’s most successful public offerings.
Miguel’s broad institutional experience also includes directing over $1 billion in housing investments through Fannie Mae’s American Communities Fund, as well as acquisition and finance roles at Crescent Heights, where he structured complex residential and commercial transactions.
A former Certified Public Accountant with KPMG and Reznick Fedder & Silverman, Miguel combines financial acumen with operational leadership. He holds a Master of Business Administration (Finance) from the University of Miami and a Bachelor of Science (Accounting) from American University.
Today, through HOMAJ Real Estate Advisors, Miguel continues to advise and collaborate with some of the most recognized names in real estate, providing fractional COO support, investment strategy, and portfolio optimization for multifamily, build-to-rent, and workforce housing platforms nationwide.
